We have won the Right to Manage for all sorts of Leaseholders, whether they are apartment owners in large blocks or flat owners in converted houses.

All management functions in the lease pass into the control of the RTM company.  This applies even where a management company is party to the lease as well as a Landlord.  The Right to Manage automatically brings to an end all management, insurance and maintenance contracts affecting the property.  Any existing fixed term contracts will be discontinued, unless the RTM company requests otherwise. The RTM company can start afresh by putting in place a new management contract, fresh maintenance contracts and insurance policies.  Leaseholders who have exercised the RTM are delighted to have input into the service charge budget, routine maintenance and major works plans, and the level of reserve funds.

How much will it cost?

We charge a fee of £899 per property, plus £49 per flat. For example, if you live in a block of 10 flats, our fee would be £899+ (£49 x 10) = £1389.

Disbursements for the Right to Manage are payable in addition. These are Companies House fees (£40), Land Registry fees for obtaining title documents (£3 per flat), postage, and any reasonable costs the Landlord incurs in dealing with the Right to Manage.
